How to flush your water heater like a pro
Quick answer
Service a storage tank every year: a full flush plus vacuuming the inside of the tank, and an inspection for worn parts. Change the T&P valve every few years. Most important of all, inspect and replace the anode rods.

Why flush
Flushing makes the heater last longer and run more efficiently. Think of it like changing the oil in your car: skip it long enough and you replace the engine. It prevents flooding from a leaking tank and the cost of a new heater.
Service your heater at least once every 3 years and you can expect a long life. A heater lasting 20 years with regular service wouldn't surprise us.
Step by step
- 1
Connect a garden hose to the drain valve at the bottom of the heater.
- 2
Open the drain valve and check the end of the hose. If water rushes out, the valve isn't clogged: shut the valve on top of the heater and open a few hot taps in the house. The tank should drain in about 30 minutes.
- 3
If water only dribbles out, it could take hours. Remove the T&P valve instead. You may need to cut its copper pipe first.
- 4
Feed a garden hose into the valve opening and start a siphon. It drains much faster than a clogged valve. Once empty, remove the drain valve and clean it out.
