Water heater thermostat repair: gas and electric

What a thermostat does, why hot water goes cold, and what a diagnosis should check before a part is replaced.

Quick answer

A thermostat problem can cause cold water, overheating or an inconsistent temperature. Gas controls and electric tank thermostats work differently. A fault needs model specific diagnosis; a thermostat should not be replaced just because the water is cold.

Start with the type of heater

On many electric storage tanks, upper and lower thermostats control separate heating elements. A failed element, interrupted power supply or tripped high limit can look like a bad thermostat. A lower thermostat fault may leave only a small amount of usable hot water.

On a gas tank, temperature sensing is commonly part of the gas control assembly. A pilot, thermocouple, burner or venting fault can also stop heating. Gas and electric thermostat instructions are not interchangeable.

What you can check without opening the heater

  • Record the model, serial number, temperature setting and any error code.
  • Notice whether all hot taps are affected, or only one fixture. A mixing valve or fixture can cause a local temperature problem.
  • Check whether the problem followed a power outage, plumbing work or a change to the settings.
  • If the water is unusually hot, stop using it and have the heater inspected. Do not keep raising the setting to compensate for a fault.

Why DIY electrical testing is different

Testing a thermostat or element involves electrical circuits. Switching a control off does not prove the wiring is deenergized. A qualified technician isolates the circuit, verifies it is safe with suitable test equipment, and follows the wiring diagram for that exact model.

Do not remove access panels, bypass a high limit or repeatedly reset a fault. A repair kit from a store is not a diagnosis. Replacement controls must match the heater's ratings, wiring and manufacturer requirements.

Repair cost and the next step

Our published repair visit is $395 + parts, credited towards an approved repair. The final price depends on whether the fault is a thermostat, element, gas control or another part. Ask for the diagnosis and written price before authorizing work.

A repair can make sense on an otherwise sound tank. A leaking tank, several failing parts or limited remaining warranty may make replacement a better option. Bring the model and service history so the options can be compared.
