About: your water heater has a useful life of roughly 8 years. Your water heater is made out of steel and will eventually leak. Water heater decay is prevented by the installation of a sacrificial anode rod. The anode rod attracts rust and decay to itself. When the anode rod has been completely decayed it can no longer protect the tank.
The result is rusting and eventually leaking. Anode rods are the most critical part in your water heater. For example, if you didn’t have an anode rod, your water heater would decay and leak within the first year.

About: Your thermal couple is responsible for creating a small about of electricity called millivolts. The thermal couple sends this electricity to the gas control unit. When there is electricity present the gas control valve will open and allow the main burner to ignite and heat your water. The thermal couple serves two purposes: One is to allow the pilot light to stay lit and the second is to let the gas control valve know that there is a flame present and that the main burner can safely be activated.
Problem: My water heater is leaking from the overflow valve
Solution: Your overflow valve AKA T&P Valve (Temperature and Pressure Release Valve) can fail over time. If it is leaking it almost always needs to be replaced.

1. Your water heater controller is malfunctioning and heats the water past its normal operating temperature. This situation can create high heat and pressure which will set the valve off.
2. Your home’s pressure regulator is broken and is letting too much pressure into your home. Your T&P valve is not just for your water heater but it is the only point in your plumbing system where high pressure can be released.
3. You couldn’t resist lifting the lever on the T&P valve. I know it’s so tempting. Calcium and magnesium (scale) build up on the valve and prevent the valve from completely closing.
